If you want AI to come up with the layout
Maket is an AI home design studio. It generates floor plan layouts, lets you refine them by describing changes in plain words, and renders them. Of the tools here, it is the one that proposes a layout rather than converting or waiting for you to draw one.
The free plan gives you 30 one-time credits with no credit card needed, covers single-floor generation, and a floor costs 20 credits, so the free credits cover one generated floor. What you give up is the ability to take the result anywhere. Free projects can only be shared by link, and PDF, DXF and render exports start on the paid plans.
If you already have a plan on paper or PDF
RoomSketcher is a floor plan app whose AI Convert maps walls, doors and windows from an old plan, blueprint or PDF into an editable project. From there it produces 2D and 3D floor plans with measurements. The free plan has 2 credits and includes 1 AI floor plan conversion, so you can see how it handles your drawing before you spend anything. RoomSketcher says its app works on Windows and Mac computers, iPads and Android tablets.
The catch is that it only converts. It does not design a layout for you, so if you are starting from a blank page it will not help with that. Pro features such as print to scale and measurements need a paid plan: Pro is $12 per month billed $144 a year, or $24 per month billed monthly.
If you want to draw on your phone as well
Planner 5D is a home design app for 2D and 3D floor plans that runs on web, iOS, Android, Windows and macOS. The free plan has no time limit for creating projects and drawing floor plans, and gives you 50% of the furniture catalogue.
The AI part is what you pay for. AI floor plan recognition, which turns an uploaded plan into an editable 3D project, is a Premium feature. On the free plan you draw by hand.
If you would rather draw it yourself for free
Floorplanner is an online editor for drawing floor plans by hand, and it is not an AI tool. You draw the plan yourself in a browser, with a real-time 3D view and a library of over 260,000 3D models. The free tier covers up to 5 projects, each limited to 3 floors and 3 designs.
What it costs you is the output. Free projects export SD images (960x540) with a watermark, which suits working out a layout more than handing someone a clean file. Credits upgrade a project, from $8.15 for 5 credits, and subscription prices did not show on the page when we checked.
When paying is worth it
Each free plan gets you one useful thing and holds back the rest. Maket's Homeowner plan is $20 per month and includes 300 credits, enough for up to 15 floors, with Pro at $100 per month and annual billing saving 17%. RoomSketcher's AI Convert costs $20 per floor on the pay as you go plan. Planner 5D Premium is $19.99 a month with monthly billing, or $59.99 a year billed annually.
Pay for Maket's Homeowner plan only if you need multi-floor generation or a downloadable PDF or DXF. If you want to see one generated floor, the free credits already cover it. If you work in CAD, Maket can export a DXF file on its paid plans.
What to watch for
The catches worth knowing first.
Maket says its designs are not ready to build on their own, and that a qualified professional should review them before construction or permitting. It suggests starting with the overall layout and working through each room, but a generated layout is a starting point, not a set of drawings to build from.
Maket's Homeowner plan includes one AI-assisted plan upload, and Maket says that is not guaranteed to be 100% accurate. On Pro, uploads are checked by its team. If accuracy matters, check the result yourself on the cheaper plan.
RoomSketcher's prices are in US dollars and exclude VAT. Planner 5D's prices quoted here are its US prices; its page showed euros to us, so what you pay will vary with your local currency.

How we checked
What we read, and what we haven't tested yet.
On 2026-10-02 we read Maket's homepage and pricing page, RoomSketcher's floor plans and pricing pages, Planner 5D's homepage and pricing page, and Floorplanner's homepage and pricing page. RoomSketcher's help centre and Autodesk's AutoCAD pages blocked our requests, so we could not check AutoCAD's AI features and left it out. ArchiVinci renders plans rather than drawing them, so we left it out too. Nothing was tested hands-on.

If you only want an accurate plan of a space you already have, RoomSketcher's FloorCapture uses a LiDAR-enabled iPhone or iPad to make an editable floor plan.
